The renovation of a bathroom can be, if not properly planned, very expensive. The secret lies in planning interventions, and then carefully assessing what your needs are. It is useful, if not fundamental, to know the intervention cost per intervention, trying to limit the impact of the most expensive ones. Hence the legitimate question: what is the biggest expense when restructuring a bathroom?

Bathroom renovation: what you need to know

The first thing to know is also the most formidable: the renovation of the bathroom can be very expensive. Unless you opt for minimal intervention, it is easy to spend thousands of euros.

A second aspect that is not entirely clear to the client, however, and which is often (unduly and dangerously) overlooked is the following: the issue of permits can also affect spending, obviously in a negative way. Already, in some cases, the renovation of the bathroom requires the possession of an authorization.

Finally, it is necessary to develop a certain awareness of the customer’s opportunities as a consumer — for example, the possibility of saving considerable sums simply by taking some precautions. We will talk about it in detail in the next paragraphs, but for now, it is good to provide general advice: before making contact with construction companies and long before starting work, review your needs, evaluate what is really needed and what is not. If possible, do it with the help of an experienced architect or a specialist surveyor.

Restoring the bathroom: the optimistic hypothesis

It’s easy to say, “a bathroom renovation.” In reality, the scenarios are numerous, and each requires a different economic effort.

To get an idea of ​​what awaits those who decide to intervene in their bathroom, and to give future clients a solid point of reference, we will describe three frequent scenarios.

The first is the most optimistic scenario, which requires a minimum economic effort. Fortunately, it is also the most frequent ever.

This scenario is the replacement of the finishes, which is of the coverings and sanitary fittings. This involves the demolition of the floor and the installation of a new one. It also involves the purchase of a sink, a bidet, and a toilet.

Although perceived by the average client as a major intervention, it does not represent a very heavy commitment from an economic point of view.

Restoring the bathroom: the average hypothesis

The average hypothesis sees the involvement, in addition to the aforementioned finishes, also of an internal element: the bathroom water system. The scenario is already more expensive from an economic point of view as, regardless of the content of the change to be carried out, work on the masonry is always necessary.

Even in this case, however, it is possible to choose. There are two alternatives: either to restore the water system simply by acting on the non-functioning or damaged parts; or do it again, also modifying the design. This second alternative is sometimes obligatory, especially if there is a need to create a new water point or to change the layout of the bathroom fixtures.

Among other things, the modification of the water system without respecting the original design is an expensive operation even from the bureaucratic point of view. In fact, it requires possession of a qualifying title, or the RCSA ( Reporting Certified Start of Activity ).

The timing is quite long and is at best about four to six weeks. We are not counting, of course, the cost (we talk about a thousand euros, including the technical fee).

Restoring the bathroom: the pessimistic hypothesis

Finally, there is the most pessimistic hypothesis, which foresees the greatest expenditure from the economic point of view. It is a hypothesis that can often not be overlooked. The reference is to situations in which the bathroom is so shabby, worn, and “old” as to require a dramatic change. That is a change that impacts on the management of spaces.

This is the case of bathroom extension work. In this case, we speak not only of modification of the coatings, not only of modification of the water system but also of a modification of the internal masonry. That is the demolition of an internal partition and the construction of another.

The expense is very large because the number of individual interventions goes up. Furthermore, it is always necessary to have a qualification.

At best, the RCSA (when it is not necessary to modify the system miraculously) in the worst-case scenario, the RCSA.

Restoring the bathroom: an overview of the costs

It is good at this point to offer an overview of the costs, intervention per intervention.

  • Replacement of health: from 90.00 € to 160.00 € per item.
  • I am replacing floors and walls: from 40.00 € to 200.00 € per square meter.
  • I am remaking the water system: from 80.00 € to 120.00 € per water point.
  • Felling and construction of partitions (bathroom renovation with extension): from 2.500,00 € to 4.000,00 € .

As can be easily imagined, the biggest expense is the one related to the expansion of the bathroom. It is, in fact, an intervention that, in itself, contains others, not least the laying of new coatings and the radical modification of the plant.

However, if we take the interventions individually and think about the calculator in hand, we find that the replacement of the coatings is paradoxically more expensive.
